Understanding Timelines: What to Expect from Start to Finish

Welcome back! In our last post, we helped you tackle one of the most important steps in any construction project: finding the right contractor. Now that you’ve got that covered, it’s time to dive into another key part of the process—timelines.

Understanding the timeline for your build or renovation is essential for setting realistic expectations, staying organized, and avoiding frustration. 

While each project is unique, there are common stages that apply to most home builds or renovations across Vancouver Island, especially in areas like Lantzville, Nanaimo, Parksville, Qualicum Beach, Ladysmith, and Lake Cowichan. Here’s a breakdown of what you can generally expect from start to finish.

1. Initial Consultation & Planning (1-4 Weeks)

Every project starts with a conversation. The initial consultation is where you and your contractor sit down to discuss your vision, budget, and timeline. Whether you’re building a new custom home on the shores of Lantzville, updating your vacation cabin in Lake Cowichan, or renovating a BC box in Nanaimo, this phase helps clarify the scope and key details of your project. Depending on the complexity of your project, this phase could take anywhere from a few days to a few weeks. Solid planning and getting to know one another is crucial—it’s a time investment that pays off later.

2. Design & Permitting (2-12 Weeks)

Once the project’s scope is finalized, it’s time to design your home or renovation (if plans for your project don’t already exist). Whether you’re dreaming of a coastal retreat in Parksville or a family home in Nanaimo, a home design professional (draftsman, architect, etc.) will create detailed plans based on your preferences/hopes. Next comes the permitting process, which can take a few weeks to a few months, depending on the local regulations. Whether you’re in Qualicum Beach, Ladysmith, or anywhere in between, our team at R Dolan Construction will handle the permits, ensuring compliance with local building codes and regulations.

3. Site Preparation (1-3 Weeks)

With permits in hand, the site preparation phase begins; this might involve clearing land or setting up utilities. This phase typically takes one to three weeks, depending on the condition of the site.

4. Construction (1-10 Months)

Now the real action begins! The construction timeline variation is dependent entirely on the size and complexity of your project:

  • Small renovations or updates—like refreshing a kitchen in Nanaimo or re-modeling a bathroom in Qualicum Beach—could take a few weeks to a few months.

  • Medium-sized projects, such as a full kitchen remodel or home addition in Ladysmith or Lake Cowichan, usually range from 2-5 months.

  • Full custom homes in areas like Parksville or Lantzville generally take anywhere from 6-8 months, but can take a little longer depending on factors such as complexity of site/geo-technical requirements, home size and design, etc.

Throughout the build, your contractor will keep you updated on progress and any changes to the timeline. Changes to completion timelines, by more than a week to a few weeks, are exceedingly rare.

The last three points, are all items that will occur alongside the construction timeframe, up until completion:

5. Inspections & Quality Assurance 

At various stages of the construction process, inspectors will review the project to ensure everything is up to code. These inspections are a normal part of the building process in areas like Nanaimo, Ladysmith, and Qualicum Beach, ensuring your home is safe and compliant with local regulations. 6. Final Walkthrough & Punch List 

When construction wraps up, we’ll conduct a final walkthrough with you. Whether your project is a custom build in Lantzville or a renovation in Lake Cowichan, this is your chance to review the completed work and discuss any final touch-ups that may be needed. We’ll work through the “punch list” promptly to ensure every detail is perfect.

7. Media Day & Key Handoff

Every home tells a story, and your project deserves to be celebrated. Before handing over the keys, we quickly schedule a Media Day, on the same day as the final clean, to capture photos and videos of your newly completed home—whether it’s a modern build in Nanaimo or a charming remodel in Qualicum Beach. This is also a great time to share your project (while keeping you and your address anonymous of course!) on social media, showing off the unique details and craftsmanship that went into your home.

After that, we officially hand over the keys—your home is ready for you to enjoy!

Staying Flexible: Things to Keep in Mind

While we have had a lot of practice, and a long history of meeting (& exceeding timelines), unexpected factors like permit hold ups, delayed material deliveries, abnormal weather, etc., can occasionally cause minor delays; whether you’re building or renovating in the rainy months of winter or during peak summer, some flexibility may be required, but rarely cause notable delay. Moreover, we are always conscious of the potential disruptions to homeowners day-to-day living situations for the duration of a project, so we pride ourselves in promptly delivering an exceptional outcome—making sure homeowners have a smooth, reliable experience from beginning to end.
